Urban India drifts towards voguish high-rise superstructures
A high rise residential project not only provides a buyer with the satisfaction of owning a residence that is crafted with precision and sophistication; but the project adds its own bit to the skyline of the city and beautifies it.
The real estate developers all over the world are not just trying to build beautiful buildings for the people to live in, it is somewhat about beautifying the cities as well.
Also, it seems to be the case with high rise buildings, that they are targeted towards the urban elite more than the rest of the masses in India. This can be simply answered with the argument that construction of a high-rise tower is completely different from a normal housing project.
A high-rise tower needs to be sturdier and built with superior building materials, which makes it quite pricier than any normal residential project.
One of the most expensive, yet innovative, systems that is used in the construction of the high-rise projects is the 'Aluminium Formwork System'. This system ensures that the towers have a monolithic and earthquake resistant 'Reinforced Cement concrete' (RCC) structure.
In a construction like that, there is no requirement of further brick work or plastering work. It ultimately increases the room size as there are no beams and columns trying to hold the superstructure together.
Kolkata's leading real estate developer Primarc in association with Riya has launched its first five star project at Mankundu town in West Bengal near Kolkata, with this housing project using latest Aluminium Formwork Systems to allow smooth edges without beams or pillars in the apartments.
The residential project 'Aura' is offering its residents a five star life, but more than that it is emphasizing on the quality of the construction as the real estate firm used Aluminium Formwork System, which is durable and cost effective.
Aluminum Form Work Systems are manufactured using very high grade raw materials so that the construction is durable and sturdy as well.
Formwork is a temporary or permanent mold into which concrete or similar materials are poured with aluminium formwork system ensuring that walls, columns, beams are all in a single monolith casting.
It offers high quality finish of concrete and good dimensions with higher tolerance, making the structure resistant to disasters, natural wear and tear.
A study conducted by the University of Victoria, Canada says, "If the minimal definition of a high-rise is a building taller than three storeys, then the history of high rises may be traced back to the pyramids of Egypt (about 48 storeys in height) and the Tower of Babel."
When it comes to the real estate sector, India is far from the situation where the land cost has reached beyond any purchasing par. This has happened in countries like Hongkong, USA or Singapore. The cost of land in these countries has sky-rocketed so much that renting, leasing, rather going for high rise buildings looks affordable.
India has a lot of options when it comes to residential projects that range from duplexes to bungalows; and small apartments to high-end residential apartments. Right now, the high rise projects in India are only directed towards the urban elite.
Primarc's Aura offers the residents with impressive features including its skytrail, superior building materials, more floor space, premium club and a paradise pool.
All these facilities promise Aura to be a luxurious destination for the residents of the east Indian state who are planning to live a comfortable five-star life away from the hustle and bustle of Kolkata. Sprawling 4.62 acres with 70% open space, Aura brings together the best of nature and innovative architecture.
It offers a lavish, private air-conditioned community hall with an adjoining open terrace across 2150 sq ft which is ideal for special events. It can accommodate 150 guests.
Aura has a kids' zone which is a safe and comfortable area to learn and play. Young ones can have a walk in the garden or join friends at the tennis court for a quick game.
The housing also boasts of smart shopping from where one pick up daily supplies from a variety of stores in the complex.
In a country like India, where the population grows manifolds every year, the land at any given point of time can reach a saturation level of housing such a humongous population and 'vertical growth' will be the only answer left in the scenario.
If and when that happens, there will be a huge demand in the market for such sustainable projects and then, the high-rise developers will not only target the elite but also the masses. An apartment in a high-rise tower will be affordable by any common man as well.
Primarc Group is a diversified player in the retail & realty sector in eastern India. Primarc owns and operates over 45 stores across various formats across east India including Raymond, Color Plus, Park Avenue, Essence, Esquire, and STORY.
Primarc has recently pioneered the concept of environment friendly Green buildings across MIG and HIG segments in Bengal, with its flaghsip project Astitva being pre-certified as the first 'Gold' rated residential building in West Bengal. It has over 4 million sq. ft. of residential projects under development.
